*Environmentally & economically practical.
*Quality of older material is sometimes more superior than todays materials.
*Less debris in landfills, therefore, longevity of landfill is a benefit.
*Assess your needs, both long-term & short-term.
*Do you want the building raised or moved?
*Check with your local municipality about the regulations for work being done.
*Contact us for preliminary information and estimate (site visit is always necessary to discuss options and fir a firm quote).
*First-time home buyers
*Property development - purchase, move, and renovate for half the cost of building new.
*Lot size restrictions may dictate if the old building is to be removed, due to “set-back” laws.
*Historical reasons, beneficial to the preservation of history in the area.
*Sentimental (building has been in the family for many years) or even family-built.
*Southwestern Ontario
*Moving and raising a building is like a home renovation, there is no pre-set cost like purchasing a item at
the store.
*Size, age, location, and working room around the building will also determine price.
*A structurally sound building can be raised - basically if the bones are good, everything else is cosmetic.
*Distance matters in cost but 80% of the move is getting the building off the old foundation and onto the new foundation.
*Utility wire lifting or relocating also incurs additional costs especially if it is a 1.5-2 story building.
*A further distance will cost more for utilities (wire lifting).
*A building or house must be in good structural shape to warrant the cost of moving it.
*Does not apply to historical or for sentimental reasons.
*Choosing the route (not always the shortest route) with the least number of obstructions, due to over head wires, bridges, trees, narrow roads, stop lights etc.
*Wood framed bungalows (ranch style, single story) are best to be moved as the roof line is not as high, so there are fewer obstructions
*Anything can be moved, providing a route available.
*Each project is unique and individual.
*If you are considering a multi-level house, there will be additional costs for wires to either be lifted or lowered by the appropriate utilities if required.
*Most buildings are moved less than 15 miles (unless a low peaked bungalow).
*All utilities need to be disconnected by appropriate companies before work begins by C&T Structural Movers.
*If there is a basement, must be stripped clean, debris removed to allow working room.
*Electrical panel disconnected & turned up into floor joists.
*Furnace & duct work removed.
*Plumbing below floor joists removed.
*Simplistic answer: Everything from bottom of floor joist down must be removed.
*Home-owner requests utilities be disconnected
*A qualified professional contractor from each utility company must disconnect and reconnect all their own services (ie: water, sewer, hydro, telephone, cable, gas etc.)
*The utilities are required to be disconnected before C&T Structural Movers begins the work.
*Due to safety and insurance reasons, chimneys and fireplaces must be removed prior to the raise or move.
*A fireplace may be dismantled, labelled & rebuilt by a mason sub-contractor if desired at owner’s expense.
*Normally a new updated high-efficiency model would be installed.
*We provide all the equipment and labour necessary to raise, move and setting down the building on the new foundation is included in our price.
*Permits, utilities, and police escorts are additional.
*Foundations are owners’ responsibility.
*A written contract is created for each job before the start of a job .
*Contract details the cost for the job and what is included, therefore, all parties are aware of all expectations.
*The additional costs are building permits, Police or Certified Escort Service and utilities (hydro, telephone & cable TV) which would be billed directly to the owner/customer, but all estimates will be known before the project was to start.
*New site preparation, and new foundation are completed by another contractor. C&T Structural Movers works with many reputability contractors.
*Homeowners pay the utilities directly.
*Homeowner is responsible for
*Building Removal permit
*Building/New Construction Permit
*C&T Structural Movers is responsible for the road permits from the Township, County, or Highway permits depending which ones are required for the route chosen to move the building unless otherwise stated in contract.
*If close to a lake or river, a Conservation Permit may be required.
*An average sized cottage could take one to four weeks from raising to setting back onto new foundation.
*Larger building/homes will take longer.
*For insurance and safety reasons, C&T Structural Mover does not allow you to live in or occupy the house once the work has been started.
*There will be no structural damage to the building.
*There could be small fractures above windows and doors (weak points in the house).
*Placing the building on a new level foundation forces the building to settle down onto the wall causing these stress fractures or cracks.
*The original old foundation may not have been level, whereas the new foundation is.
*It is best if the new foundation is installed, cured, and backfilled prior to the move, it cuts down on return trips ie: costs.
*A poured foundation should cure for at least a week to ten days before setting the building down, because uneven pressure on the new wall could cause chipping and cracking.
*It is up to the choice of the customer/owner and the contractor availability
*Some types of foundations are poured, block, stud (wood) or ISC Foam Blocks filled with concrete
*All types have advantages and disadvantages.
*C&T Structural Movers provides “liability coverage” only.
*Check with your provider for a “rider policy” it is best to notify them of your intentions.
*Furnishings may be left in the house, but fragile items should be packed away while work is being completed, due to the vibration of machinery during preparation, example, china cabinet with fine china/crystal, upper cabinets in the kitchen, photos on the wall or electronics (TV on a stand or computer monitors).
